Listing Logistics
Yard Sign
If you ordered the professional 24x30" post sign (where allowed) we will order that sign as soon as we get your listing agreement. Installation is handled by our sign company, typically within 2-3 business days of activation. It looks just like a traditional broker sign.
Lock Box
If you rented an electronic SentriLock box(secure & trackable) or a combo box from us we will ship that in the next 1-2 business days.
Appointment Setting
If you signed up for appointment setting, we use ShowingTime to manage requests.You can send us instructions via email on how you would like to be contacted and you specific showing instructions. Agents click "Schedule Showing" on the MLS, and you instantly receive a text/email/phone call to Approve or Decline. You have full control of your schedule.
Prep & Strategy
Pricing Strategy
The MLS is powerful, but it can't fix an overpriced home. Check recent sold comps in your area. We can send you comps via email if you ilke. We recommend pricing right around where similar properties have sold recently.
Pictures
Photos are the #1 reason buyers request showings or reject your listing. If you didn't buy a photo package, ensure your DIY photos are bright, horizontal (landscape), and decluttered. The native resolution of MRED MLS photos is 1920x1080. We will post up to 25 photos. You will receive instructions on how to send those to us via email.
Staging Tips
Less is more. Remove personal items, family photos, and excess furniture. The goal is to let the buyer picture themselves living there, not you.
