General & Legal
Is Flat Fee MLS listing legal in Illinois?
Yes, absolutely. It is a federally recognized practice. Illinois law allows for "Exclusive Agency" listings, which is what we provide. We comply with all Illinois license laws and the "Minimum Service Law" requirements to ensure your transaction is safe and compliant.
What areas do you cover?
We serve the entire Chicago metro area covered by MRED (Midwest Real Estate Data). This includes Cook, DuPage, Lake, Will, Kane, McHenry, and Kendall counties. If your property is in the MRED service area, we can list it.
Is this the same as For Sale By Owner (FSBO)?
It is better. FSBO usually means putting a sign in the yard and listing on Zillow's "FSBO" section (which agents ignore). With us, you are listed on the Official MLS. This means you show up on the "main" feed of Zillow, Realtor.com, Redfin, and every brokerage site (like @properties or Baird & Warner). You get full market exposure while retaining the right to sell yourself.
Pricing & Commissions
How much commission do I pay?
You pay a one-time flat fee of $295 to list with us. If you close, charge a $399 fee at closing. You choose how much to offer a buyer's agent (typically 2.5% in this area).
If a buyer comes without an agent: then there are no additionaly commission on that side of the transaction.
If a buyer has an agent: You pay the 2.5% (or whatever is negotiated) at closing. You still save the entire listing side % commission (usually 2-3%).

Are there any hidden fees?
No. The $295 covers the listing service. We do not charge extra for changes, open house postings, or cancellation. We do charge a $399 at closing - only if you close.
Can I cancel my listing anytime?
Yes. You can cancel at any time with no penalty fees, provided there is not currently an accepted offer on the property.
Process & Management
How long does it take to get listed?
Once you submit your forms and photos, we typically have your listing active on the MLS within 24 to 48 hours (business days).
How do showings work?
We can set you up with the option to use ShowingTime (for a small fee) or you can handle calls directly. Agents will contact you to schedule appointments. You have full control to approve or decline times that work for you.
How do I make changes to price or photos?
Simple. Just email us your changes. We process price adjustments and photo updates typically within 1 business day. There is no charge for making changes.
